The client had purchased a small site in a rural setting, 150 metres from a nearby cove, with a derelict cottage forming part of the rear boundary.  Planning permission had been granted for a replacement building but the client wished to build a larger home to include four bedrooms, three bathrooms and an open plan living, dining area.  The brief included interior design, including the kitchen, and also the garden landscaping.

Belclare Projects recommended a new design that brought the new build closer to the centre of the plot and increased the footprint to approximately 2,700 sq.ft.  The rural setting and coastal location required sensitivity (and time) in negotiating a new planning agreement but permission for the revised design was granted in 2007 with work completed in 2008.

Mains water and electricity were already available on site.  A new treatment plant (Klargester) was installed.  Wireless broadband and a satellite dish delivered updated communications and the property was wired with CAT 6 and intruder alarm systems.  A roof mounted solar thermal array delivers domestic hot water and the heating system is oil fired. The upgraded insulation spec ensures a highly efficient underfloor heating system such that running costs are minimal.
