The client had purchased a near-derelict vacant dwelling with about 600 sq.ft. of useable space on a small and extremely steep site but with attractive views of the water to the west, in Scilly, Kinsale, Co.Cork.  Electricity and water were available but there were no other services installed.  The client was keen to build a larger property that would take advantage of the water views.  The property would be made available to the luxury letting market in this popular holiday destination town.

Belclare Projects  recommended demolition of the existing derelict building, new retaining walls and drainage, new treatment plant, connection to mains gas, all to support a 1,900 sq.ft. ‘upside down’ house, landscaping and interior design.

All utilities were led underground, including gas and fibre broadband.  Property was wired with CAT 6, intruder alarms fitted, and provision made for security cameras and electric gates.  Smart boiler technology, heat recovery system and underfloor heating helped secure an A3 BER rating.

At ground level the property has a plant room and storage with its own external access.  Inside, the ground floor hallway leads to two generous-sized guest bedrooms, both en suite.  Upstairs is an open plan living, dining, kitchen area with views to the water and access to a large glass balustrade deck.  This area also has access to the rear patio, laundry room and guest wc.  The master bedroom and ensuite occupy the rest of the upper floor and also has views over the water and private access to the rear patio.
